This role exists because the portfolio is run day to day by third-party property management companies, and ownership needs one person who is accountable for whether those companies are actually performing. You will not be running properties yourself. You will be the person who knows, at any given moment, how every asset is performing, where the problems are, who is responsible for fixing them, and what ownership should do about it.

Most of the work falls into three modes. The first is review: monthly financials, rent rolls, delinquency reports, occupancy and renewal trends, variance explanations, and capital project status. The second is confrontation, handled professionally but directly. When an operator misses a deadline, misreports a number, or lets a problem drift, you are the one who raises it and holds the line until it is resolved. The third is translation. Ownership does not want a stack of property reports. They want a short, accurate summary of what is happening, what it means, and what you recommend.

The role carries real pressure. You are accountable for outcomes you do not directly control, which means your leverage comes from preparation, consistency, and the credibility of your analysis. Operators will push back, blame market conditions, and occasionally give you numbers that do not reconcile. You need to be the person in the room who has already checked. Expect a heavy annual budget and reforecast season, ongoing property visits and operator calls, and periodic acquisition or takeover work where you are standing up reporting standards for a new asset under time pressure.

If you want a role where you build a portfolio-wide standard of accountability and then enforce it, this is that job. If you prefer to execute inside a system someone else built, it is not.

The Director of Asset Management leads oversight, performance, and strategic execution across an assigned real estate portfolio operated by third-party property management companies. The position sets expectations for those operators, evaluates financial and operational results, drives accountability, and gives leadership clear recommendations that protect and enhance asset value.

You will lead oversight of the assigned portfolio, covering operational performance, financial results, leasing trends, collections, and property-level risk. You serve as the primary leadership contact for each third-party management company and establish clear, documented expectations for reporting standards, responsiveness, performance thresholds, and contract compliance.

Each month you will review financial statements, operating reports, rent rolls, delinquency, occupancy, renewals, concessions, and variance explanations. You will look past the summary numbers to understand what is driving them, and you will require operators to explain gaps rather than restate them.

You will direct the annual budget, reforecast, and business planning process for every asset in coordination with the third-party operators. You will identify performance gaps, operational inefficiencies, and value-add opportunities, then bring ownership a recommended strategy rather than an open question. You will monitor capital projects, major repairs, deferred maintenance, and asset improvement initiatives against long-term portfolio goals, and flag when scope, cost, or schedule drift.

You will prepare ownership and executive summaries that translate property-level data into clear, decision-ready reporting consistent with contract requirements. You will hold operators accountable for deadlines, open follow-up items, and implementation of approved action plans, and you will track those items to closure rather than assume they were handled.

You will oversee internal asset support staff, including Real Estate Asset Leads, coordinators, and administrators, ensuring that communication is organized, reporting flows on schedule, and issues are tracked to resolution. You will support acquisitions, takeovers, transitions, and onboarding of new assets by establishing reporting standards and operational controls from day one.

You will collaborate with accounting, leasing, operations, construction, and executive leadership to keep asset strategy and priorities aligned. When significant operational, financial, legal, or reputational risk surfaces, you will escalate it promptly with a recommended course of action.

  • Experience in asset management, portfolio oversight, property operations, real estate finance, or a closely related leadership role

  • Strong command of property financials, budgets, forecasts, rent rolls, and core operating metrics including NOI, occupancy, delinquency, renewal rate, and concession exposure

  • Experience working with third-party property management companies and holding outside operators accountable, strongly preferred

  • Demonstrated ability to analyze trends, identify risk, and make sound recommendations grounded in financial and operational data

  • Proven leadership, communication, and organizational skills, with the ability to manage multiple assets and competing priorities simultaneously

  • Advanced proficiency in Excel, along with reporting tools and property management or portfolio systems

  • Willingness to travel to properties as needed and to lead direct conversations with operators when performance falls short
